LOCATION: 120 miles South of San Antonio and 4 miles South of Carrizo Springs with 1.9 mile frontage East of FM 186 and 3 miles of frontage on a county road.
WATER: There are 5 irrigation wells in the Carrizo water sand; these wells are 300 feet deep with the static level being 130 feet. At this time, 2 of these wells are being used; one of them is equipped with a 30 HP submersible pump that pumps 300 GPM into a 54 acre center pivot irrigation system and the other well is equipped with a 60 HP submersible pump that pumps 500 GPM into a 96 acre center pivot irrigation system; these pumps are set at 210 feet. There are 5 other wells in the Carrizo water sand that are used for the houses and livestock and wildlife water. The quality of this water is very good. There are 3 stock tanks; one of them can be pumped into from one of the smaller wells.
DESCRIPTION: This ranch is located in the heart of the Golden Triangle which is famous for producing large whitetail deer; south of Carrizo Springs is as good as it gets for deer hunting. Part of the ranch has semi-open mesquite mott country on it and this is excellent for quail hunting. The soils are red sandy loam to sandy loam with heavier soils in the creek bottom which are Carrizo Creek and Oak Grove Creek. There are some Elm trees on the creeks. There are some big bull mesquite trees that have never had any land clearing on this area. About 35% of the exterior fence is a game proof fence.
IMPROVEMENTS: There are 2 houses; the larger house is 4 bedrooms, 4 bathrooms, large den, living room, large kitchen and dining area; this is a nice house. The other house is an older house with 3 bedrooms and 2 bathrooms; this would make an excellent house for a ranch foreman. There is a small building that is used for an office; a large barn by the big set of cattle pens, and a large pole barn that is used for equipment storage. Another set of cattle pens in the middle of the ranch.
MINERALS: Seller will convey 1/4 of the royalty that is owned. There is an existing oil and gas lease that will expire in August or September of 2008, there is one producing gas well on the ranch.
HUNTING: This area is outstanding for good deer hunting. The semi-open mesquite mott country can be excellent quail hunting in a wet year. The dove hunting is good and can be made as good as you want to make it.
COMMENTS: This ranch has been in the same family for nearly 100 years and this is the first time it has been for sale. A lot of the Dimmit County history occurred in this area and on this place. At the present time the owner utilizes the irrigation for his cattle operation. One half of the 54 acre pivot and one half of the 96 acre pivot is planted to Tipton Bermuda grass, that is permanent grass, the other half of the pivots is planted annually to oats or wheat; this is excellent for the deer hunting. If a new owner would finish fencing the perimeter of the ranch with a game proof and utilize the irrigation for wildlife only this ranch would run a big number of whitetail deer. The ingredients are here to grow very large deer. More of the irrigation wells could be put into use if so desired. There are 372 acres of the ranch that was farmed at one time, the 372 acres is in the CRP program and the ranch receives $35 per acre per year for this government program. There is about one year left on the CRP 372 acres. There is a 40 acre tract of land that is inside the ranch; the owner has leased the 40 acres for many years; at some point in time the 40 acres should be able to be bought. The improvements should be adequate. The only thing this place needs is for the balance of the high fence to be built.
